Condo & apartment moving guide

Moving in or out of a condo or apartment usually means dealing with the building, not just the move itself. Here's what most buildings expect, and when to sort it out.

Book your elevator or loading bay early

Most condo and apartment buildings require the elevator or loading bay booked in advance through the strata or property manager — often a set window of two to four hours, and often booked one to four weeks out. Weekend and month-end slots go first, so book as soon as your move date is confirmed rather than the week of.

Elevator padding and protecting common areas

Many buildings require moving pads or blankets on elevator walls and floors during a move, and sometimes on hallway corners too. Some buildings supply their own padding, others expect the mover to bring it — check with your strata or building manager ahead of time so nothing holds up your booking.

Certificate of insurance

A number of buildings require a certificate of insurance (COI) from the moving company before they'll approve a move-in or move-out booking. New Home Moving is licensed and insured — if your building asks for a COI, let us know when you book and we can provide one.

Move-in/move-out forms and deposits

Many strata corporations require a move-in/move-out form ahead of time, and some charge a refundable damage deposit tied to elevator or common-area use. These vary a lot by building, so check with your property manager well before your date rather than assuming — it's a common source of last-minute delays.

Timing rules

Some buildings restrict moves to certain days or hours — weekdays only, or no moves on Sundays and holidays, for example. Confirm your building's rules before you lock in a date with your mover, so the two don't end up in conflict.
